How does the buying process work in Spain?

The first meeting can happen in person at our home in Jávea or via video call if you’re not yet in Spain. We explain how we work, listen to your goals, and share both professional insights and our passion for this region.

Based on your preferences, we begin searching. We tap into multiple channels—public listings, off-market or “pocket” sales, private sellers, estate agents, and developers. Here’s a simplified outline of the process:

1. Property Search & Reservation
Once we find the right home, we submit your offer. If accepted, typically a reservation agreement will be signed with a small deposit to take the property off the market.

2. Due diligence
Next comes a legal and technical review of the property. This is when we uncover potential risks and renegotiate if needed. We always recommend working with a lawyer (and/or gestor) to ensure everything is in order. This applies to both existing homes and new construction projects, because permits and building requirements change regularly and legal status can be pending or unclear.

3. Purchase Contract (Contrato de Arras)
Both parties sign a binding contract. You usually pay 10% of the purchase price as a deposit. Documents are usually in Spanish and not always easy to understand. A lawyer or a gestor can help you with this. Of course you are free to involve your own specialists, but we can also introduce you ro our (trusted) contacts.

4. Notary & Completion: 
Within an agreed period, the deed of sale is signed at the notary. You pay the remaining amount, receive the keys, and officially become the owner of your home in Spain.

5. After-Purchase Support
From utility transfers and registration of your title to tax declarations, we stay by your side to make sure every detail is handled with care.
